Greenfield Developments

The impact of transportation noise, industrial noise and commercial noise upon residential developments needs to be assessed comprehensively to ensure that amenity is achieved for future residents. Preparing a noise impact assessment as early as possible during the Master Planning Stage can help identify ways to minimise the impact of intruding noise, reducing overall construction costs and improving the saleability of individual lots, units or townhouses.

Architectural and Building Acoustics

There is more to architectural and building acoustics for residential buildings than achieving compliance with the National Construction Code (NCC). The NCC represents the minimum standards and does not mean that acoustic amenity will be achieved in all instances for future residents. In addition, the NCC does not specify suitable background noise levels from mechanical plant and equipment or addresses the structural isolation of sources such as pools and spa baths. During construction, the only way to definitively demonstrate compliance with the NCC is to conduct in-situ testing of airborne sound reduction of walls and floors/ceilings, services noise and impact isolation of flooring. Reliance must not be placed on manufacturers' catalogues as many of the construction systems presented in catalogues are untested, with their specified performance being provided by an opinion rather than a laboratory test result.
